Nerja and Axarquía: An alternative coastline for true connoisseurs
The region east of Málaga, known as Axarquía, offers a striking contrast to the overcrowded and expensive western Costa del Sol. Here, there are no dense high-rise developments, crowds of tourists or traffic jams. Instead, there are dramatic rocky beaches, authentic 'white villages' and one of Spain's richest archaeological heritages. Nerja leads the region with a 66% share of foreign buyers — the highest on the entire Costa del Sol.
The Nerja Caves: Humanity's oldest art — 42,000 years old
The crown jewel of the east coast is the Nerja Caves (Caves of Nerja) — one of Europe's most significant prehistoric archaeological sites. Discovered by chance on 12 January 1959 by five young men from Maro who were searching for bats, the caves caused a sensation in the scientific world. Research continues to this day.
Between 2023 and 2026, scientists from the University of Córdoba employed the method of 'smoke archaeology', analysing micro-layers of soot from the torches of prehistoric people. The result was astonishing: the earliest traces of human presence in the caves date back 41,000 years — some 10,000 years earlier than previously thought. In galleries closed to the general public, six 42,000-year-old rock paintings of seals were discovered — compelling evidence to consider them the oldest works of art created by humankind, likely produced by Neanderthals. The stalagmite column measuring 32 metres high and 14 metres wide is considered the largest in the world. In 2026, the 'Art-Point' project was launched — multimedia QR stands for virtual tours of the closed galleries.
Legends and the spirit of the East
The eastern coast is steeped in local legends, giving the area a unique character. The legend of the 'Maiden's Spring' (Fuente de la Doncella) near Burriana Beach tells of a gravely ill girl who met a young man at the spring. Although he begged her to marry him, the girl refused so as not to burden him with her illness. The young man remained faithful until his death — this legend has become a symbol of love in Nerja.
The colourful character Melí the Moor lived in the gorges between Nerja and Frigiliana in the 9th century. He frightened passers-by by pretending to be a bandit, but eventually converted to Christianity. People grew so fond of this eccentric that they named the gorge after him. In the village of Maro, an ancient tradition for Saint Anthony's Day is still very much alive: a piglet would run through the streets for months and then be auctioned off — the so-called 'Saint Anthony's piglet' (cerdo de San Antón).

Nerja: Detailed investment analysis 2026
Nerja is an ideal asset for a VFT (Vivienda de Uso Turístico) strategy. Due to the specific terrain with the rocky cliffs of Maro-Cerro-Gordo (a protected natural area) and the limited land supply, there are virtually no opportunities for large-scale new development here. This guarantees the preservation of the value of existing properties and protection against overdevelopment — a unique advantage compared to Estepona or Fuengirola.
| Indicator | Value | Comment |
|---|---|---|
| Proportion of foreign buyers | 66% (Burriana Beach) | Highest on the Costa del Sol |
| British buyers | Largest buyer group (~14%) | Stable demand; Scandinavian segment (~6%) actively growing |
| Average price | €2,500–€4,500/sq m | Lower than the western Costa del Sol despite rising demand |
| Growth potential | +5–15%/year | With UNESCO status: a significant jump |
| Property type | Villas, apartments | Limited supply = stable prices |
| Main strategy | Premium VFT, Buy-to-Let | Year-round tourist base |
| New VFT licences | Less restricted than in the west | More favourable regulatory climate |
White villages and rural tourism: Niche opportunities
Axarquía offers a unique niche property market in the 'white villages', attracting affluent buyers seeking authenticity, tranquillity and distance from the crowds. Frigiliana — repeatedly recognised as the most beautiful village in Andalusia — is filled with artists and writers from across Europe.
El Acebuchal, known as the 'ghost village' (abandoned during the Civil War, revived in the 1990s), is now a cosy eco-tourism retreat with a restaurant and several holiday homes. These properties are not suited to large-scale investment, but are ideal for flipping and conversion into boutique hotels (rural houses / casas rurales) — a form of accommodation recording the fastest growth in bookings across the province of Málaga in 2026.
