Five years ago Estepona was written about as an underrated area. That claim is out of date — and it is more honest to say so than to repeat it out of habit.

The average price in Estepona is 3 854 €/m² (Idealista, April 2025), up 4.7% over the quarter. For comparison, the Málaga province average sits around 2 892 €/m² — meaning Estepona trades roughly a third above the provincial level.
This is no longer an entry point to the market. It is a premium submarket with its own logic.
What changed the area
The New Golden Mile. The strip between Estepona and Marbella has been built out with modern developments and premium infrastructure. New construction here meets standards the older Marbella stock simply does not have.
The old town. 70+ murals, flower-lined streets, restaurants — and not a museum for tourists but a living Andalusian quarter where people actually reside.
21 km of coastline and lower building density than its neighbours.
Who Estepona suits now
Those looking for new housing to a modern standard — there is more of it here, and it is newer than in Marbella. Families who want a living town rather than a resort zone that empties in November. Buyers willing to pay a premium price for build quality rather than for an address.
Who it does not suit: anyone still looking for Estepona's old discount to Marbella. It is gone.
