The Real Price of a Deal: EDENOVO Is First in Spain to Show Estimated Closing Prices

In short: EDENOVO is first in Spain to calculate an estimate of the real transaction price — built on the official statistics of Spain's notaries. The zone-level picture is open to everyone on our investors page; the estimate for a specific property — with a range and a confidence level — is shared by your consultant confidentially, together with your shortlist. No other portal in Spain does this.

An asking price is the seller's expectation. Real deals on the Costa del Sol almost always close below it. How far below — until now, only insiders knew: agents with years of practice, and those who have seen hundreds of signed deeds.

In October 2025, Spain's notariat opened the Portal Estadístico del Notariado — official statistics of real prices drawn from 170+ million notarial acts: for every municipality, updated monthly. EDENOVO compares this data with the live prices of its own catalogue in the same zone. The zone picture — medians and the gap to asking prices — we publish openly. An estimate for a specific property looks like this:

"Asking 500 000 €. Similar apartments in this zone actually sell for around 410 000 € (range 385–435 k). Gap to the asking price: −18%."

How it works (no magic)

— The median €/m² of the zone's active listings is compared with the notarial median of real transactions.

— The result is a zonal ratio. In the US it is known as the Sale-to-List Ratio — Redfin's standard metric.

— The estimate is presented as a range (±5–12%) with a confidence level of High / Medium / Low, depending on the number of transactions in the sample, the freshness of the data and the segment.

— For unique and luxury properties, confidence is automatically lowered — and we state that openly.

What it gives you

You enter negotiations knowing the real price level, not the level of expectations. You see which properties are honestly priced from the start. And you understand where bargaining is appropriate — and where the price in front of you is already fair.

Why per-property estimates are confidential

We deliberately keep the estimate out of the public catalogue. An asking price is the owner's decision, and arguing with it publicly, number against number, would be disrespectful to the sellers we work with. So the zone statistics are open to all — and the estimate for a specific property is prepared by your EDENOVO consultant personally, inside your shortlist, with the context of the zone and the segment.

An important honesty: this is a statistical benchmark with a range, not an official valuation (tasación) of a specific property — unique properties can deviate further, and the interface says so directly.
